Miami is a trend setting city; it is hype, design and contemporary. Does it apply to real estate and more specifically in Miami single family homes? Miami condominiums buildings are definitely trendy and sleek in design.
However it is safe to say that from an architectural standpoint Miami homes can be labeled as conservative. Attempting to categorize the different home types we have the following:
- 1-New modern Miami homes
- 2-New Mediterranean Miami homes
- 3-Iconic historic Florida homes
- 4-Florida homes
A market analysis indicates that most homes can be categorized as, 2, 3 and 4. In spite of Miami’s position as one of the hippest cities of the world it is surprising to realize that homes are mostly conservative. Newer homes that have been built in the past 5 years were 90% to 95% of the time Mediterranean houses.
Floridian Homes
Amongst older homes, most of them do not offer much interest from an architectural point of view. Almost 80% of them are smaller homes and 20 % are labeled as historic Florida homes. Historic Florida homes are a testimony of the great Miami era built in the early 30's and 40's. The city of Miami Beach was very successful in preserving those iconic homes.
